What are automatic fire sprinklers? Automatic fire sprinklers are devices that are installed in the ceilings or on the walls near the ceilings that are essentially nozzles that will spray water on a fire - automatically.

What sets a sprinkler off? Sprinklers are activated by heat, generally 135°F or higher. The only way there is going to be this much heat in a room is when there is a fire.

How quickly will a sprinkler activate? Within minutes, possibly seconds, after a fire breaks out a sprinkler will activate, much faster than any fire department can get on the scene. With many fire departments, once you add up the time for the call to 911, processing the call, dispatching the fire fighters, driving to the fire, and advancing a hose line into the building about 10 minutes will pass by. All this time, the fire continues to grow, and grow and grow...

How many sprinklers are set off by a fire? A vast majority of the time only one or two sprinkler heads activate. It is not like in the movies where you see all of them go off. Each one operates independently of the other ones and opens only if more water is needed to control the fire.

Will a sprinkler go off all by itself if there is no fire? No. In residence halls, campus fire marshals say that the most common reason for sprinkler heads going off when there isn’t a fire are Frisbees and footballs. Sprinklers are pretty rugged, but even a direct hit with a football can be more than it will stand.

Are sprinklers only in residence halls, hotels, and places like that? No, sprinklers can be everywhere--off-campus apartments, houses, restaurants, nightclubs, bars, and movie theaters. Look for them when you are out and especially in places where you are living or staying.

Each year there are numerous insurance claims for damage to residential buildings and their contents caused by water. The problem has increased in recent years through our increasing use of water in our daily lives. In the average residential property water is used in a range of domestic appliances, including: washing machines, dishwashers, water coolers, refrigerators with chilled water dispensers, etc. Also, showers with multiple heads and power showers are now commonplace. Premises adapted for people with disabilities often include wet rooms. All of these facilities represent a potential water damage risk if a failure occurs. Many modern residential buildings are now constructed from lightweight materials which are unlikely to withstand severe exposure to water. Ornate building features and contents such as carpets, curtains and valuable paintings are particularly sensitive to water damage. Mold or corrosion can develop and they may easily be damaged beyond economical repair or salvage. The unusual rainfall pattern seen in recent years has caused flooding in areas historically considered to be at low risk, and both the frequency and the size of flood losses has increased significantly. Many other losses are caused by failure of the building’s internal water supply system (eg. burst pipes). Buildings which suffer regular problems of water damage, whether it be from external sources such as rainwater ingress or flooding, or internal leaks from pipework, etc, are less attractive to tenants. They are likely to be more difficult to let and may well command reduced rental income compared to other similar buildings which do not suffer the same problems. This information is intended to assist property owners by providing information on the various ways in which water damage can occur in commercial residential buildings, and to suggest ways in which the risk of an incident and the magnitude of any subsequent consequential loss may be prevented or reduced. Once the water is shut off, you have a big mess on your hands to clean up.

Since you cannot afford downtime in the hotel business, you want to get the help of professionals for your commercial water damage. Drying out your hotel and the contents quickly is essential. Four things determine the amount of time needed for drying which includes the amount of water that needs to be evaporated, the temperature, humidity, and air movement.

Drying happens faster when rooms are heated between seventy to ninety degrees since hot air holds more moisture. If heat is not available, we may use portable heaters. The temperature in the affected areas should ideally be between seventy and eighty degrees. Temperatures over eighty-five degrees on the first days of drying could create too much moisture in the air, causing secondary damage if there are not enough dehumidifiers.

The more water SERVPRO techs can extract or pump out of the structure, the less we need to remove with dehumidifiers. Liquids are easier and faster to remove than gas, and extraction physically is twelve hundred times as efficient than dehumidification is. We use a submersible pump if the water is two inches deep in the area affected. We spend extra time extracting, as it reduces drying time considerable.

Relative humidity is how much moisture the air currently is holding at a given temperature. For us to lower the RH to a comfortable and correct percentage, some of the water in the air has to be moved. We use dehumidifiers to do so, as it is the most efficient way of lowering relative humidity. They remove the evaporated moisture from the air.

Air movement is also crucial for drying. In a water-damaged room, air usually is humid and damp, slowing evaporation. Blowing damp air out and bringing in warm, dry air speeds up the process. We use air movers set in the proper positions to do so, and move where the air movers are as drying progresses to ensure thorough, even drying.

If the facility was entirely affected, examples of a small commercial loss may include, but are not limited to, a stand-alone retail establishment, a small church, a daycare facility, a small shopping center, a small warehouse or manufacturing facility, or a stand-alone administrative building. A Level 1 loss can also be a small portion of a much larger structure.

Level 2

Level 2 is a midsize commercial loss typically involving 15,000 to 60,000 square feet of affected floor space. The building or buildings involved are usually multi-level or greatly divided spaces. If the facility was entirely affected, examples of a Level 2 loss may include, but are not limited to, a small multi-family property, a midsize church or school, a small shopping center, a multi-tenant administration facility, or a midsize warehouse or manufacturing facility. A Level 2 loss can also be just a portion of a much larger structure.

Level 3

Level 3 is a large commercial loss typically involving more than 60,000 square feet of affected floor space. The building or buildings involved will likely be large multi-level structures. If the facility was entirely affected, examples of a Level 3 loss can include, but are not limited to, a large church, hospital, school, or university; a large multi-family property; a mid- to high-rise retail or administration facility; a large industrial, manufacturing, or warehouse facility; or a large strip-style shopping center or shopping mall. This is the level at which it would be appropriate to refer to the project as a “large loss.”
